Project Manager (Residential)

Leinster Region, Ireland

€90K - €100K + Package

Our client is a well-respected and well-recognised developer across the Leinster region.

Due to their continuous growth and success within Leinster, they are now in the market for an experienced Project Manager to join their team working on Leinster based Residential projects on a permanent basis.

Responsibilities Include:

  • Overall responsibility for Health & Safety on site.
  • Manage the project through all stages from specification development, procurement, design, construction commissioning to handover.
  • Preparation of detailed construction management plan.
  • Responsible for the completion of the project in accordance with agreed programme and budget.
  • Overseeing and organising the various work streams to ensure a successful project delivery
  • Overall responsibility for Quality Control on all elements of the construction project.
  • Chairing and circulating minutes and other relevant information for weekly and monthly internal progress meetings.
  • Ensuring there is a document control system on site that ensures site staff and all sub-contractors have the most up to date drawings to carry out their works.
  • Manage the relationships with design team, subcontractors and utilities for the duration of the project.
  • Carry out weekly meetings with subcontractors to review progress, quality and programme future works, minute and circulate minutes of the meetings.
  • Liaison with all Utility providers to ensure no delay to services being provided to site.
  • Reporting all design team issues and changes to the Construction Director and project Quantity Surveyor.
  • Responsible for all liaison with all members of the design team to ensure timely flow of information
  • Promote and maintain good and professional relations with all parties to the contract, adjoining owners, neighbours, sub-contractors and representatives from local authorities.
  • Work closely internally with the commercial department, finance department and technical department
  • Responsibility for preparation, issuing, recording and circulation of RFI’s (& schedule), CVI’s (& schedule) and Technical Submittal docs. (in conjunction with Technical coordinator)
  • Responsibility for preparation, issuing, recording and circulation of DCP’s. (& schedule) (in conjunction with Technical Manager and Project Quantity Surveyor)
  • Close liaison with Procurement and Purchasing departments to ensure all materials are ordered in advance, through proper requisitioning procedure involving site clerk, and delivered to the correct location on site in a timely manner.
  • Monitoring Plant and Machinery on site and off-hiring equipment as soon as practically possible in conjunction with purchasing dept.
  • Keep daily site diary with a detailed account of all relevant information for contracts manager/quantity surveyors.
  • Ensuring that the Snagging, de-snagging and lock up protocol of all internal fit our works through to build completion is implemented in line with the D|RES Snagging and Customer Services protocol.
  • Ensuring that the Snagging and de-snagging of Purchaser snagging reports is implemented in line with the Snagging and Customer Services protocol.
  • Ensuring the closing out Purchaser defects is implemented in line with the Snagging and Customer Services protocol while still on site.
