3D Personnel currently have an exciting opportunity for a Maintenance Manager to join a well established company on a permanent basis located in the Southampton area.

 

Our client is a successful, well - recognised maintenance company who prides themselves on their high standards of work within the housing & letting industry.

 

 

Roles & Responsibilities:

-Has knowledge across all trades

-Experience managing a team of in-house maintenance engineers including (Decorators, plasterers, carpenters, multi-trades, electricians, plumbers)

-Has experience sourcing and managing sub-contractors (Roofers, appliance engineers, Gas engineers, UPVC installers….)

-Can work at a high pace with attention to detail and be very organised

-Can form professional and well written emails to tenants and clients

-Can operate bespoke maintenance software as well as creating spreadsheets, use outlook and other computer software packages.

-Understands construction of modern and period properties

-Can produce quotations for maintenance repairs and property improvements

-Has a driving licence and lives locally

-Is physically able and can jump on to the tools if necessary

-Has good telephone manner and has confidence to manage a team and present staff meetings

 

Tasks:

-Creating worksheets for employees

-Booking repairs and notifying tenants and providing feedback

-Problem solving of all structural & maintenance issues (surveys)

-Updating maintenance lists and allocating costs (Posh Pads, Tenant Charge or Client cost)

-Checking work and setting targets

-Managing gas certs, elect certs, fire safety checks (annually)

-Managing the erection of advertising boards (annually)

-Dealing with complaints from tenants 

-Procurement (ordering materials from local suppliers)

 

·It would be useful if you had experience designing and installing bathrooms and kitchens and possibly loft conversions. 

You will have the ability to quote and programme larger projects in time (up to £250,000.00+).
