Wates wins £55m East London Barking estate rebuild

Wates Residential has secured the £55m project for the next major phase of the rebuilding of the Gascoigne Estate in Barking town centre.

The scheme was awarded to Wates as part of Barking regeneration company Be First’s framework, which saw the firm alongside Willmott Dixon and McLaren secure a place as delivery partner for projects over £10m.

The framework will be used to deliver a £1bn programme to regenerate the east London town centre.

Phase one of the Gascoigne Estate West project will see part of the 1960s estate redeveloped as 200 new homes with over 40 per cent affordable.

Work is expected to start in February next year and continue into 2022.

Eventually, more than 526 homes are planned across 11 new buildings at the East London council estate, of which 65% will be affordable rent or shared ownership, and 35% for private sale.

Be First, Barking and Dagenham council’s regeneration company expects to set new environmental standards, by embracing designs by Scandinavian architects White Arkitekter.

It is one of several projects for Wates Residential in the capital. Among its partnerships is a £1bn joint venture regeneration project with Havering Council, which will deliver around 5,000 homes over the next 12 to 15 years.

The appointment also follows Wates Residential’s successful regeneration of Larner Road into the award-winning Erith Park in Bexley.
